The chances are if your reading this you are currently trawling the internet, Googling random words, looking for information and asking for quotations for an independent survey on a residential property. The bad news is the internet is full of weird, misleading and often crazy stuff; the good news is we are neither weird or crazy but real folk trying to make looking for a Chartered Building Surveyors easier.
We try and keep it simple; we are local Chartered Building Surveyors doing what we are trained to do.
We are NOT a marketing company providing leads for surveyors or a website providing instant quotes thus making surveyors compete on price for a job until the service level becomes questionable, but a practice of Chartered Building Surveyors who provide sound, independent advice. We specialise in residential property, take pride in our work, are not linked to any lenders or estate agents and, of course, we are regulated by the RICS.
‘The mortgage survey, valuation thingy, that will let me know if there’s anything to worry about’
A number of years ago we realised that unless you move regularly or are involved within the property market the process of buying a house can be confusing, distressing and all together a little bit horrible.
We also discovered that a staggering 80% of purchasers don’t have an independent survey carried out instead relying on the mortgage lenders valuation; a brief report constructed from standardised sentences and tick boxes, a report which is for the lender not the purchaser. Whilst a good independent survey may cost you several hundred pounds, at a time when you’re trying to keep costs to a minimum, the peace of mind and money this investment could save you in the long run is worth every penny. We hear many tales of people who regret not having a survey but none of people who regret having one done.
Buying property will undoubtedly be the biggest purchase you will ever make (unless you buy super yachts) so it makes sense to know what your letting yourself in for and the only way to do this is by getting a Chartered Building Surveyor to conduct a thorough inspection of the property.
Chartered Surveyors are often 'General Practice' surveyors (like your GP - General Practice Doctor) who do not specialise as Building Surveyors do.
All too often we are asked to carry out Structural Diagnosis reports for people who have already paid for a Homebuyers Report. Inevitably it was carried out by a General Practice Surveyor who spotted some structural issue but couldn’t diagnose it and recommended a further report. Ouch, you wouldn’t want to write out another cheque would you?
